Das haben die Landgerichtsbezirke gemeldet. W\u00e4hrend 2022 landesweit 586 Antr\u00e4ge bei den Amtsgerichten gestellt worden sind, Immobilien zwangszuversteigern, stieg diese Zahl 2023 auf 663. Das stellt einen Anstieg in H\u00f6he von 13,1 Prozent dar. Die h\u00f6chste Zahl wurde 2005 mit 3.800 Antr\u00e4gen auf Zwangsversteigerung registriert (<strong>Siehe Anlage<\/strong>). Verteilt auf die Landgerichtsbezirke ergibt sich folgendes 663 Antr\u00e4ge (Vorjahr: 586)<\/strong><\/li>\n<\/ul>\n<p>Dieses Ergebnis interpretierte Alexander Bla\u017eek, Vorstandsvorsitzender des Grundeigent\u00fcmerverbandes Haus &amp; Grund Schleswig-Holstein, folgenderma\u00dfen:<\/p>\n<p>\u201eDie Dynamik der Zwangsversteigerungen von Wohnimmobilien beschleunigt sich. In den letzten zwei Jahren ist ein Anstieg von 25,8 Prozent zu verzeichnen. Allein im letzten Jahr stieg die Zahl der Immobilien, die zwangsversteigert werden mussten, um 13,1 Prozent. Vom Platzen einer Immobilienblase zu sprechen, w\u00e4re allerdings verfr\u00fcht. F\u00fcr Panikmachen besteht kein Anlass, da die absoluten Zahlen im langj\u00e4hrigen Vergleich immer noch auf niedrigem Niveau sind.<\/p>\n<p>Wir f\u00fchren den Anstieg der Zwangsversteigerungen auf die sprunghaft gestiegenen Zinsen zur\u00fcck. Wer im letzten Jahr neu finanzieren musste oder sich bei den Darlehensraten \u00fcbernommen hat, kam in Schwierigkeiten. Es ist nicht mehr so einfach wie in vorherigen Jahren, seine Immobilie auf dem freien Markt zu verkaufen. Wenn hier der Kauf misslingt, geht die Immobilie in den Zwang.<\/p>\n<p>Erhebliche Auswirkungen auf die Immobilienpreise hatte die Einf\u00fchrung des sogenannten \u201eHeizungsgesetzes\u201c (Geb\u00e4udeenergiegesetz (GEG)) zum 1. Januar 2024. Eigent\u00fcmer \u00e4lterer und unsanierter Immobilien mussten erhebliche Werteinbu\u00dfen hinnehmen, da Kaufinteressenten die notwendigen Modernisierungsma\u00dfnahmen einpreisen.<\/p>\n<p>Beim Immobilienerwerb m\u00fcssen K\u00e4ufer neben dem energetischen Zustand nach wie vor an die Lage (\u201eLage, Lage, Lage!\u201c) denken. Eine Immobilie bleibt eine Kapitalanlage. Das hei\u00dft, man muss eine Immobilie auch wieder ver\u00e4u\u00dfern oder gut vermieten k\u00f6nnen, wenn sich \u00e4u\u00dfere Umst\u00e4nde \u00e4ndern; z. B. Trennung oder Arbeitsplatzwechsel. Als Faustregel kann man sich merken: Wenn die Zinsbelastung h\u00f6her ist als die zu erzielende Nettokaltmiete: Finger weg!\u201c<\/p>\n<p><em>Haus &amp; Grund Schleswig-Holstein vertritt die Interessen der privaten Grundeigent\u00fcmer und hat landesweit \u00fcber 72.000 Mitglieder.
